The first homes at Earnley Grove, a new 30-property development in the village of Earnley, have been released for sale.
Located on Drove Lane, the project is being built on the site of the former Earnley Concourse, a residential education centre that has sat derelict for several years. The new development, designed by John Pardey Architects for housebuilder BRiCS Development, was recently shortlisted for the 2025 Housing Design Awards.
Prices for the initial release of properties start from £650,000. The completed scheme will comprise 20 three-bedroom, seven four-bedroom, and three five-bedroom contemporary houses.
Sustainable design and landscaping
The development has been designed with a focus on contemporary architecture and ecology, reflecting its position near the RSPB Medmerry nature reserve. Landscape plans for the site include a new central village green and a woodland park for residents.
Developers are also implementing sustainable urban drainage solutions, such as rain gardens, to manage surface water across the site. Due to the nature of the project—which involved the demolition of approximately 5,026 square metres of derelict buildings—no affordable housing was required under the “Vacant Building Credit” planning policy applied by Chichester District Council.
Timeline and availability
Construction is currently under way at the site on the Manhood Peninsula. The first residents are expected to be able to move into their new homes by late 2026.
